a snowmobile enthusiast would have the time of their life in a
distinctly private setting. And in spring, summer and fall, this would

elevation, the summer temperatures are roughly 20 degrees cooler than
Sacramento in the daytime. And if it's still too warm, just swing on
down to the river and take a dip.
According to Placer County Code, this land is subdividable too, down
to 10 acre parcels. This is subject to availability of water, septic and
other factors. The land is zoned residential forest, not timber
production (TPZ), which can make building for residential use
challenging. But here, the building process is simplified and in
accordance with normal county standards.

an agent past the gate. If you have quads, bring them! It will make
getting to the river possible.
